Capital District NY Homes for Sale

For Sale By Owner?

New York State requires property owners to provide potential buyers with a Property Condition Disclosure on most residential transactions, and a Lead Paint Disclosure if the home was built prior to 1978. I would be happy to email both of these forms to you if you need them, free of charge and without obligation. Contact me at jkoval@upstatenewyorkhomes.com . Other disclosures may also apply depending on where your home is located, or if it has any special conditions. Failure to provide the proper disclosures can lead to fines and penalties.

It’s tough selling a home by owner. Your home is your most prized possession, and having total strangers walk through it,  pointing out negatives, or not saying anything at all, can be a little hard to accept with a smile. The cost and the time it takes to properly market a home can be overwhelming. Contracts and required disclosures can be confusing, and saying the wrong thing, or failing to say the right thing can cost you lots of money and aggrevation.

People try to sell their home by owner for one reason...to save the commission. That's understandable. The real estate commission is a significant expense in the sale of a home. Or is it?

Studies show that the average For Sale By Owner gets 16% less for their home than the average sale of a Realtor represented home. That figure is over twice the commission charged by most brokers. So where's the savings? Using a Realtor to sell your home can net you more money, save you time, and help assure the job is done right.

I’d like to have a chance to meet with you and discuss the marketing, expert services, negotiating skills and  guidance that I would provide if you choose to list your home with me. I know you’ll find that the commission you pay is worth every nickel.
